Description
LOCATION
The property is located in a secluded and quiet rural environment in an elevated position at Elizabeth Town, about 700 metres north of the Bass Highway. Elizabeth Town is a small rural community of some 45 – 50 houses (a mix of modern brick, weatherboard and stone), about a 10-minute drive west of Deloraine and within easy commuting distance of Devonport (40 km) and Launceston (60 km). A hotel and roadside café/service station serves Elizabeth Town. School buses travel to Deloraine (which has both primary and secondary schools) and to Devonport. Deloraine was voted Australian community of the year in 1997, and, in a more recent Australia-wide survey, voted the most vibrant small rural community in the country. Its population is about 2,500, made up of a diverse selection of interesting people and with a broad and solid base of community activities.
LAND
The land is zoned rural with rates currently set at $300 p.a. The surrounding land uses are largely residential and rural. The land area is 7,534 m2 (a little under 2 acres). It is a gently sloping rectangular block of rich, red soil and basalt, with some native shrubs and trees, including large gum trees. It enjoys a sheltered, sunny northerly aspect with pleasant rural and bush views. It has a piped water easement over adjoining land to the west, to a large dam fed by an underground spring. The house is situated near the southern boundary and reached by a gravel driveway.
SERVICES
Sewerage is not available. The W.C. is connected to a large septic tank. Mains electricity is connected, with hot water being provided by an outside 160-litre Rheem electric hot water system. Domestic water is provided from a roof “run-off” collected in an aboveground concrete tank (7,000 gallons) with pressure pump feed to all house tap outlets. Two separate polypipe pressure pump outlets provide garden water via an underground connection to the above-mentioned dam.
THE HOUSE
The house is approximately 10 years’ old and is soundly contructed of Besser concrete blocks with a colorbond roof. The floor (concrete) area is 101.5 m2. (about 11.3 squares) and there is a stone and concrete patio of 47.3 m2 adjacent the northern and eastern sides. The ceilings are of plasterboard, and timber (premium grade radiata pine) has been used extensively throughout to line the internal walls. The windows are of aluminium, of the horizontal sliding type and all are fitted with flyscreens. The Besser block outside walls have been cement rendered and painted.
ACCOMMODATION and APPOINTMENTS
Lounge/Dining area
A freestanding Saxon wood heater sits on a slate tile plinth in a concrete alcove. All walls are diagonally pine-panelled. A sliding glass door with fitted flyscreen leads to the patio. A fitted plush pile carpet covers the floor. The room has two large windows (1 full size, 1 casement type). The main bedroom off the lounge is reached through a recycled Baltic pine door.
Two Bedrooms
The main bedroom has a large built-in wardrobe with recycled double Baltic pine doors. All four walls are diagonally pine-panelled. There are two full-size windows. Fitted plush carpets in both bedrooms matches that in the lounge. The second bedroom has three diagonally pine-panelled walls and one painted brick wall, a “casement” type window and recycled Baltic pine door, which also enters from the lounge.
Bathroom/Toilet
There is pedestal-type handbasin (Shanks), a bath and separate, laminex-lined, shower recess with polymarble base. All taps and the shower rose are gold-plated. The toilet is of the dual flush, low level type. An IXL Tastic light/heating/fan unit provides heating and ventilation. Three walls are diagonally pine-panelled, the other being painted. The room is also entered from the lounge through a recycled Baltic pine door.
Kitchen/Laundry
Cooking is by means of a Baroness Integra electric wall oven (conventional and fan-forced), with ceramic surrounded bench top plates (4) and matching exhaust hood (all black). There is a stainless steel sink unit with draining board, modular chopping board (fits over sink), a collander and recessed drainer. Water to the sink unit is via a high quality black enamel/brass mixer tap. A stainless steel washing trough is provided in the laundry, with separate chrome taps for the trough and washing machine. Some pine lining but requiring completion.
Other improvements
The grounds are set out with gravel driveway, lawns and several garden beds with rock borders. “Ring-Lock” fencing secures all four boundaries and there is heavy-duty steel farm-type gate at the entrance to the property. Within the grounds post and wire fencing further divides the property into two sheep paddocks. There is a large bird aviary at rear of the residence, on the western side, constructed of square mesh wire and red colorbond. It currently houses parrots and doves.
