Regardless of whether you are selling your home through an agent or by yourself, you should spend some time to make your home presentable. This will enable you to achieve the best possible price and a quicker sale. First impressions are very important. Your Real Estate Agent will tell you this. The key is to spend as little as possible. You'd be suprised how much a small amount of effort can make.
Outside
- Make sure the lawns are mowed
- Remove any weeds from the garden or foot path
- Ensure that the shrubs are neatly trimmed
- Lay a fresh layer of bark to landscaped gardens
- Sweep driveways / pathways
- Remove all spiderwebs
- Clean gutters and windows
- Unblock and clean drains and spouts
- Scrape away any peeling paintwork
- If you have a pool, make sure it is clean
- Pick up any rubbish or bottles from the front and back yards
- Remove any junkmail from the letterbox
- Put away any tools and shut the garage / shed door
- Remove the washing from the clothes line
Inside
- Oil squeeking doors
- Repair damage to plaster, tiles, windows, carpet etc...
- Repair dripping taps and leaks in plumbing. Remove any bath stains.
- Nail down any loose floorboards (if possible)
- Dry / Steam clean carpets
- Make sure all windows open and shut properly. Don't forget to clean windows.
- Repair damaged light fittings
- Consider a fresh coat of paint. Neutral colours best.
- Water and trim indoor plants. If you don't have any, you want to consider purchasing some plants.
- Keep kitchen table top clean
- Put away all dishes
- Tidy bedrooms, study, lounge. Neaten cupboards and draws.
- Open blinds to let the natural light in. Switch on lights if still dark.
- Lightly spray the rooms with air freshner, to remove any odours.
- If a Real Estate Agent is bringing people through, make yourself scarce. Same applies during Open Inspection.
